Inspection Trips

So you have been thinking of buying a new home in Spain, but how do you go about it? The only realistic way is an inspection trip. Why? Because to try to view them on your own is all but impossible, remember new building sites are not on any maps, and if you managed to find one, you then have to negotiate with a Spanish builder! A daunting enough task in England, imagine trying to do it in a foreign language. We deal with nearly all the major builders, so you get to view everything that is available in your price range.

You tell us what you want and we find it for you. All included are your flights, hotel, collection from the airport and take you by car (not with a coach load of strangers) to see just the type of home you are looking for, in your price range. We even try to show you some of the things that interest you on the way, beaches, golf courses, places of interest etc. What have you got to lose? Well its £300* each and 3 or 4 days of your time. Just remember to bring your camera, sun cream and some comfy shoes, we will do the rest. A relaxed, informal business trip is the best way to describe it. We will explain all the details including total costs, annual costs, legal formalities, letting potential, even where to get the best deals on furniture etc. We will even help you open a bank account and obtain a mortgage if required.

Inspection Trips Hotel

Included in the price, you will stay in the La Zenia Hotel, a top quality hotel overlooking the sea in beautiful Orihuela Costa. The great facilities include air conditioning, satelite TV, pools, tennis courts, gym, terrace/balcony in fact everything you need.

Flights

Included in the price, are flights to your convenience, from your local UK airport if possible, to either Alicante or Murcia, where of course, we will collect you, free of charge.

Conditions
Our inspection trip / flight package is based on the individual. Every individual has his or her own criteria to fulfill when buying a new property. Whether this is the best location for a property in terms of rental/investment potential, relocation to Spain long-term, or simply a holiday home for friends and family.

To ensure that each individual’s criteria are taken into account, each inspection trip is tailor made. Information is gathered prior to travel both with our property experts in the UK and with our questionnaire. The idea being that by the time you land in Spain your designated consultant will have a plan as to which properties and locations to cover during your stay. All clients will be provided with a consultant on a one to one basis for the duration of your stay, to ensure that every property you are taken to see suits the criteria requested.

Although the main emphasis of the Inspection trip will be to show you as many relevant properties as possible, we will also endeavor to show you as much about the general area and amenities as we can. It is very important when purchasing a new home to be made aware of what is immediately around it, whether this is just in terms of local amenities, points of interest, or simply what the atmosphere is like at different times of the day.

Conditions for travel
Although there is no pressure to purchase any property while on an inspection trip, we do ask that all applicants are at least very interested in buying one and take some form of deposit necessary to secure a property should you see one that you like. The advised form of deposit in this situation is a banker’s draught to the value of £2000, made payable to you. This way if you wish to put a deposit down on a property the bankers draught can be cashed in Spain, and if you do not, for any reason, you can put it straight back into your bank account in the UK upon your return.

Inspection trips run either from a Saturday – Tuesday, or from a Tuesday – Saturday. This format cannot be changed due to hotel booking schedule restrictions.

We reserve the right to refuse an inspection trip at our discretion.

Spanish Mortgages
Spanish Mortgages are available to all clients while on an inspection trip. All paperwork/applications can be actioned while on your trip. Please note most Spanish mortgage lenders limit borrowing to 50% of the total value of new property, meaning that to qualify for one you will in most cases have to have 50% cash to put down.

If you need to borrow in excess of 50% then most UK mortgage lenders will offer some sort of package for purchasing foreign property. The same restrictions are not usually imposed in the UK.

Legal
All legal issues involved in buying a property in Spain can be actioned while on your inspection trip. Costs in total are normally in the region of 3.5%.
